Dan closes that gap before a client commits to anything — often months ahead of a move, and frequently over video tours conducted from two states away. Relocating buyers who work with him tend to land in the right neighborhood the first time, which is considerably cheaper than correcting the mistake later.

Alongside relocation, Dan specializes in luxury properties and new construction. The new-build market is where he sees buyers give up the most ground: a builder's on-site agent represents the builder, and an unrepresented buyer is negotiating against a professional with better information. Dan represents buyers through those contracts across Las Vegas's new-home communities, from incentive negotiation through final walkthrough.

On the sell side, his approach is unsentimental about pricing. An accurate valuation and a serious marketing plan outperform an optimistic list price in every market condition, and Dan would rather have a difficult conversation in week one than a price reduction in week six.
